Is a land contract that is unsigned by the owner of the property legal? We signed our end and had it notarized per request of the owner but he never signed it.

Real estate transactions must be in writing and signed, to be valid, with a few exceptions. If you believe that you have acquired any sort of interest in this property, or that you have a contract, you need to see a real estate attorney who will apply the law to the facts of your case. Keep in mind that time is of the essence in real estate agreements.
