Can you buy a house for your children who are 16?
In the U.S., certainly. There is no minimum age to own property, a one day old baby can own a home, a car, a boat, an airplane or anything else.

However, the legal status of a 16 year old is uncertain when entering into contracts - such as getting electric service or a credit card to pay bills. Most companies refuse to deal with minors other than simple cash for goods transactions.

Generally speaking an adult guardian would be required to maintain and occupy a house.

Cheers, its just my friend and i are intrested to get a newly flat in the UK, and our mums are going to lend us the money to pay, and we pay them back in latter years. is it still possible to get one in the UK ? at my age ?

The problem in both the US and the UK is that minors aren't bound by contracts. The classic example is a minor can buy a car take it out and wreck it, then sue the dealer to get the money he paid for the care back. A seller might be leery of accecpting an offer from you when you can back out on a whim. I'm an attormey in the U.S., I would set up a trust and have an adult as trustee to take care of this problem, in the U.K., I suggest that you consult a solicitor about the best way.
