Question

I signed a lease that i thought was for one year on a house. Did not read the lease real carefully. I find out that the lease stipulates that to break the lease the landlord has to sell the house first. I live in Illinois, and now think that I am stuck with this lease until the house is sold. Do i have any rights or am I out of luck?

Answer

Without seeing the lease, it's impossible to say for sure, but if you didn't read the lease before you signed it, you seem to understand what your situation is. Since landlords who are not attorneys take form leases and attempt to draft special provisions in them, this landlord may have drafted the provision so badly it may not hold up. So take the lease to an attorney for a proper review.
